Broomfield Vacancy Statistics

In this month’s market update I thought you might be interested in a snapshot of the Broomfield Market. Broomfield has seen several new tenants come to the area within the last year and vacancy rates have been declining. A few of the larger transactions in Broomfield include:

  • White Wave Food Company in 137,000 square feet in Mountain View Corporate Center
  • Leopard Communications in 23,000 square feet at 390 Interlocken Crescent
  • Signature Offset in 224 Commerce Street – 46,600 square feet
  • Flextronics in 305 Interlocken Parkway – 51,000 square feet

We have seen a substantial amount of activity up and down the Highway 36 corridor. Rates are firming up in this area with some landlords reporting modest increases in lease rates and fewer leasing incentives.

As you can see in the table above, vacancy rates have declined in all three areas over the last year. Office vacancy rates have seen the most significant decline with a slight decline in industrial and retail vacancy rates as well. Next months market update will focus on an absorption study for the Northwest Marketplace.
